How do I buy a home?
- Select the state, then area, you want to live in.
- Make contact with a good, reliable Realtor in your future hometown.
- Let the Realtor guide you to about three reliable mortgage officers
from good lending institutions.
- Call the mortgage officers, and speak with the person of your
choice to receive a mortgage "pre-approval". This will
help you decide the price range of homes most comfortable for
you to purchase.
- Notify the Realtor to set up homes for you to view and inspect.
Let the Realtor educate you to the towns and to prices in various
areas. Statewide Multiple Listing Service (MLS) enables us to
take you through any home on the market, even if it is listed
with another broker.
- Select the best home for you, and place a bona fide offer on
it, along with an earnest money check. Let us negotiate the purchase
price for you.
- After all terms of the sale are finalized, sign a sales agreement
which takes the house off the market, with contingencies for a
mortgage approval, if needed, satisfactory home inspections, if
desired, or any other terms you wish to address.
- Conduct inspections, and fulfill all requirements to get your
mortgage approved. You Realtor can help you with these processes.
- The lender will forward bank papers to a title attorney who
will search the title and handle the closing.
- Prepare to close. Arrange for the balance of the down payment
to be available in the form of bank check or cashiers check, to
bring to the "closing" (The meeting when the seller
signs the deed over to the buyer).
- Arrange for a home insurance policy to be available the day
of the closing.
- If at any time during this whole process you desire the services
of your attorney, feel free to include him/her.
How do I find an agent?
An agent should be someone with whom you feel comfortable
talking. He/she should be willing to help you through the whole
buying process by making you "number one". The agent should be knowledgeable,
experienced, trustworthy and very responsible. The agent must be
willing to work hard for you. Referrals will help, reputation is
extremely important, and service, service, service is supreme. Hallberg

How do I make an offer?
When you find the best home for you, ask the Realtor
for advice on pricing in that neighborhood/area. Then you can feel
assured you are not over-paying for your new home. After you make
the written offer, along with an earnest money check, the seller
will provide feedback to your offer via the Realtor. Hopefully the
Realtor will make this sale go together so a sales agreement can
be signed with all final terms itemized. This written agreement
protects buyers, sellers and Realtors, and is fair to all parties.

Do I buy or rent?
"South County" is
basically a home owners area. Rentals are more difficult to locate,
especially on a year round basis. This is a resort type area, so
there are summer, weekly and monthly rentals available; and this
is a University community, so September to June furnished rentals
are available. We have wonderful ocean and pond beaches throughout
South County, Rhode Island. If buying is possible, we recommend
it. Having good credit and having a down payment help to make buying
easier. Family co-signers and money gifts could help the first time
home buyers get started, if need be. Sometimes sellers can help
out too. Remember, monthly rental checks go directly to the landlords.

What is earnest money, or a binder
check?
In a real estate transaction, it represents the
buyer's sincerity and eagerness to purchase the home by putting
up money. When the buyer makes a written offer, generally the seller
requires a monetary deposit. The deposit is kept in the trust account
of the real estate company that is handling the listing - it's not
turned over to the seller. It is totally refundable if the offer
is not accepted or if some condition of the contract is not satisfied.
If everything proceeds smoothly, the deposit applies in full toward
the purchase price at closing.
